After a moderate start to the year, asking rents in Switzerland rose somewhat more sharply in February. The canton of Zurich broke a record in the process.

Nationwide, rents advertised in advertisements rose by 0.4 percent compared to the previous month, with the corresponding Homegate rental index reaching 132.9 points, according to a statement on Thursday. A look at the year-on-year change also shows that rents are continuing to rise significantly: As a result, asking rents have risen by 2.4 percent across Switzerland compared to February 2025.
Among the cantons, Zurich stands out in particular. At 150.2 points, the rent index here broke the 150 mark for the first time, meaning that asking rents there have risen by more than 50 percent since 2009. In February, they climbed by 0.8 percent. Meanwhile, Nidwalden recorded the highest increase last month (+2.9%). Advertised rents fell in Graubünden in particular (-1.8%).
Looking at the cities, Lucerne stood out in February with an increase of 3.4%. Meanwhile, rents fell in Lugano (-1.2%). Over the year as a whole, however, there were increases in asking rents without exception, as in the cantons.
