Rents in Switzerland rose slightly in May. However, the price increase was more moderate than in previous months. Momentum remains high, particularly in high-growth regions.

The Homegate index for asking rents rose by 0.1 percent in May compared to the previous month, as reported by the SMG Swiss Marketplace Group on Tuesday. It now stands at 130.5 points. Compared to the previous year, rents rose by 1.7 percent across Switzerland.
According to the press release, the minimal increase meant that asking rents took a breather in May. The year-on-year increase was also lower than in previous months.
Regional differences
Looking at the cantons, the strongest increases in asking rents compared to May 2024 were seen in Zug (+7.1%) and Nidwalden (+6.9%). Both cantons also recorded above-average increases compared to the previous month, according to the report. Only Graubünden and the Appenzell cantons saw an even stronger increase compared to April 2025, with +1.5% each.
The picture is mixed in the cities: Geneva was the only city surveyed to record a year-on-year decline in asking rents, namely by 0.6%. In Zurich, on the other hand, rents have risen continuously by 4.4 percent over the past twelve months.
The Homegate rent index for asking rents is compiled by the real estate marketplace Homegate in collaboration with Zürcher Kantonalbank (ZKB). It measures the monthly quality-adjusted change in rental prices for new and re-let apartments based on current market offers.
