Property owners in Switzerland offered their rental apartments at slightly higher prices in September. The development of asking rents varied greatly from canton to canton.

Overall, the Homegate index for asking rents rose by 0.2 points to 128.1 points in September. Meanwhile, rents rose by 3.9 percent compared to the previous year, according to a statement on Friday.

In the canton of Schwyz, asking rents rose the most in September at 3.1 percent, followed by Uri (+1.3 percent), Fribourg and Basel-Stadt (+1.0 percent each). They fell in Schaffhausen (-1.4 percent), Graubünden (-1.0 percent) and Valais (-0.7 percent).

The canton of Schwyz also led the way in a year-on-year comparison with an increase of 11.4%, while there was also a double-digit rise in the canton of Zug (+11.1%). Compared to the previous year, rents were higher in all cantons.

Looking at the cities, the increase in asking rents compared to August was strongest in Basel (+1.1%), while they fell by 0.5% in Lausanne. Meanwhile, Lucerne (+8.2 percent) and Zurich (+6.8 percent) were ahead of the previous year.

The Homegate rental index for asking rents is compiled by the real estate marketplace Homegate in collaboration with Zürcher Kantonalbank (ZKB). It measures the monthly, quality-adjusted change in rental prices for new and re-let apartments based on current market offers.
