Advertised rents in Switzerland continued to rise in April, both month-on-month and year-on-year. This also applies to the majority of cantons.

In a monthly comparison, the rents advertised in advertisements rose by 0.3 percent, bringing the index to 133.5 points, as Homegate announced on Wednesday. Over the year as a whole, the increase in advertised rents across Switzerland thus amounts to 2.4 percent.
After an unusually large number of cantons had reported a decline in asking rents in some places in the previous months, advertised prices in April rose in a clear majority of cantons compared to the previous month: most significantly in the cantons of Nidwalden (+3.8%), Uri (+2.8%) and Geneva (+1.3%). Compared to April 2025, asking rents in Nidwalden rose by 11%, followed by Uri (+6.6%) and Zug (+6.2%).
On the other hand, the canton of Schwyz recorded a large decline with a drop of 2.5% compared to the previous month. At plus 2.2%, the annual trend is slightly below the Swiss average.
Looking at individual cities, asking rents fell in April 2026 in Bern (-1.1%) and St. Gallen (-0.4%). By contrast, they increased the most in Lausanne (+2%), Lugano (+1.4%) and Zurich (+1.1%). Compared to the previous year, advertising prices in the cities surveyed rose by up to 6.7% (Lugano) across the board.
The rental index for asking rents is reportedly compiled by the real estate marketplace Homegate in collaboration with Zürcher Kantonalbank (ZKB). It measures the monthly, quality-adjusted change in rental prices for new and re-let apartments based on current market offers.
