Housing in Switzerland remains expensive. It is true that providers of residential property reduced their price expectations slightly in January compared to the previous month. Condominium sellers reduced their price expectations by 0.6 percent in January. This is according to the Swiss Real Estate Offer Index published on Thursday. The price reduction for single-family homes on offer was even greater at 2.1 percent. Year-on-year, however, prices for single-family homes (+1.4%) and condominiums (+1.0%) continued to rise.
The average asking price per square meter for condominiums is currently CHF 8834. Single-family houses are being offered at 7591 francs per square meter of living space. This results in a price of CHF 1.237 million for a typical 140 square meter property for a condominium and CHF 1.063 million for a detached house.
Asking rents continue to rise
Rental apartments were advertised 0.9 percent higher on average in January than in December. Significantly more expensive offers were seen in the greater Zurich region (+2.5%). The increase was somewhat less pronounced in the Lake Geneva region and in Central Switzerland (+0.7% in each case). Rents fell slightly in Northwestern Switzerland (-0.4%) and Ticino (-1.4%).
