Overall, the Homegate index for asking rents rose by 0.2 percent in February and now stands at 129.8 points, as Homegate announced on Tuesday. In most cantons, the changes remained below the one percent threshold.

Only Graubünden and Schwyz (both up 1.2 percent), Valais and Zug (both up 1.1 percent) and Uri (up 1 percent) were above this level. In Schaffhausen, on the other hand, advertised rental prices fell by 0.7%.

Year-on-year increase

Compared to the same month last year, however, advertised rents rose by 2.8% across Switzerland. In certain regions, they increased by almost double digits, according to the study.

In one case, namely in the canton of Schwyz, they even rose by 10.5 percent. However, Nidwalden (plus 9.3 percent) and Zug (plus 8.4 percent) are also close to the double-digit mark. Compared to February 2024, asking rents only fell in the cantons of Appenzell (down 1.6% overall).

The Homegate rent index for asking rents is compiled by the real estate marketplace Homegate in collaboration with Zürcher Kantonalbank (ZKB). According to its own information, it measures the monthly quality-adjusted change in rental prices for new and re-let apartments based on current market offers.
