Prices for single-family homes rose slightly in Switzerland in August, as did those for apartments. However, a year-on-year comparison shows different trends.

Advertised prices for single-family homes rose again slightly following a decline in July. Specifically, they rose by 0.5 percent compared to the previous month, according to the "Swiss Real Estate Offer Index" published on Thursday by Immoscout24 and real estate consultancy IAZI.
However, prices have often fallen again in recent months following an increase. Overall, they are therefore only 0.1 percent higher than in the same month last year. According to the real estate experts, patience pays off for interested buyers.
The situation is different on the market for condominiums: Here, asking prices have recorded a robust increase over the past twelve months. In August, they rose by 0.6 percent compared to July.
Rents more expensive again
The situation was also sobering for tenants. The advertised prices for rental apartments were 2.1% higher in all regions of Switzerland compared to July. This compensated for a reduction in prices from the previous month.
From a geographical perspective, prices rose primarily in the greater Zurich region, Central Switzerland and Ticino, and least in the Central Plateau, the Lake Geneva region and Northwestern Switzerland.
This is likely to be a long-term trend: Compared to August 2023, rental prices increased by 3.4 percent across Switzerland.
